How to plan a home renovation
Renovations go wrong in the gaps between trades and in changes agreed verbally. A dated sequence and written change control close both.
What matters here
- Fix the scope before getting quotes
- Sequence trades so nobody waits
- Keep a contingency of at least a tenth
- Decide the living arrangement early
- Record every change in writing
Scope before quotes
Quotes for different scopes cannot be compared. Write what is included and excluded, then ask three people to price the same thing. This single step prevents most budget surprises.
Trade sequencing
Electrical, plumbing, plaster, kitchen, flooring, paint. Each depends on the previous one finishing. A dated sequence makes the waiting visible before it costs a week.
Change control
Every change gets a price and a date effect, written down. Verbal changes during a build are the most common source of disputes and overruns, and they are entirely avoidable.
